How uprade exchange 2013 from CU4 to CU5 or CU12

Hello, 
how i can upgrade Exchange 2013 on verzion CU5 or CU12? How i can installed this file Exchange2013-KB3040856-x64-en.msp ..?
When you try installed version CU12 is see error messages :
